According to a survey of Miami’s Realtors® on January 2013 by the Credit Suisse Census Bureau, reflecting the current state of the real estate market in the South Florida area:

• Investors continue to dominate the market, but more traditional buyers are starting to get involved in the action now.
• 5,044 single-family building permits were requested during 2012, ranking Miami at the 21st position in the number of housing starts in the country.
• Prices are increasing very fast and there is a rush to buy, but there are still affordable prices and great opportunities to invest.
• Foreign nationals, out of town buyers, investors and local buyer demand for housing is picking-up very fast.

• Value gains are due to an orderly controlled release of REO properties, perceptions that the market has stabilized, fueled by strong media support, and the low interest rates available in the market.
• Inventory is very low. What is available now is higher in price and lower quality than it was during the past year.
• Buyer’s traffic improved in January compared to December, pointing to levels above agent’s expectations. Agents noted that the recent rise in home prices, combined with the low level of listed inventory is spurring greater urgency.
• Home prices increased further in January compared to 2006.
• Inventory levels continue to decline, while it is taking less time for the properties to sell. Both are positive leading indicators for possible higher prices. December, matching the highest level seen by the Credit Suisse survey since the spring of
